Surrey, Hampshire and Berkshire borders

Areas We Cover

Open Plan Homes Limited covers ten towns across the Surrey, Hampshire and Berkshire borders, from our office in Fleet. Between them those towns fall under five separate planning authorities.

That is the practical reason this page is organised by council rather than alphabetically. The authority covering your address decides which local plan applies, who signs the structural work off, and what the submission process looks like. Find your town below.

Questions we get asked

Areas We Cover: Frequently Asked Questions

Which areas do you cover?

We work across ten towns on the Surrey, Hampshire and Berkshire borders, from Farnham in the south west to Wokingham in the north. Our office is at First Floor, 30 Reading Road South, Fleet, GU52 7QL, which puts most of that area within an easy drive.

Why does it matter which council my property falls under?

Because that council is the planning authority and, in most cases, the building control body for your project. The ten towns we cover fall under five different authorities, and each has its own local plan, its own policies on extensions and its own submission process. Two houses a mile apart can face different rules.

My town is not on your list. Can you still help?

Very possibly. The list is where we work regularly rather than a hard boundary. Call and tell us where the property is and we will give you a straight answer about whether it is practical.

Which councils do you deal with?

Across this area we work with Hart District Council, Rushmoor Borough Council, Surrey Heath Borough Council, Waverley Borough Council and Wokingham Borough Council. Most of those are district or borough councils in the two tier counties of Surrey and Hampshire, where a county council sits above them for highways. The Berkshire authorities are unitary, so planning, building control and highways all sit with the same council.

Do you charge more for towns further from Fleet?

The price reflects the scope of the work rather than the postcode. Where a site is further out it can change how many visits are practical, and we say so up front rather than absorbing it into a vague figure.

Can you tell me which planning authority covers my address?

Yes, and it is worth checking rather than assuming. Several towns on this list sit very close to a boundary, so the authority is not always the one the postal address suggests. We confirm it before any application is prepared.

Do the same building regulations apply everywhere you work?

The building regulations themselves are national, so the technical standard does not change from town to town. What changes is the local planning policy, the conservation and heritage designations, and the submission process each authority runs.

Are there constraints that apply across most of this area?

Yes. Much of this patch sits close to the Thames Basin Heaths Special Protection Area, which brings extra assessment where a scheme creates a net additional dwelling. Green belt policy applies across large parts of the Surrey side, and several villages here have conservation areas covering their historic cores.

Do you work outside Surrey, Hampshire and Berkshire?

We have worked further afield where a project warrants it, including projects further into Hampshire. The towns listed here are simply where we work most often.

How quickly can you get out to a property?

It depends on the diary rather than the distance, and we give you a real date rather than a hopeful one. Tell us where the property is and what you are trying to do and we will book it in.

Talk it through first

Work anywhere on this list

Tell us where the property is and what you want to do with it. We will confirm which authority covers it, what approvals the project needs, and what it costs, in writing, after a site visit.
